Your restoration crew in town

Water Damage Restoration in The Colony

Pro Restoration extracts the water, dries the structure and repairs what the water ruined, in homes and businesses all over The Colony.

Whether you live in Austin Ranch, The Tribute, Stewart Peninsula, Eastvale or The W's, you have watched the ground here crack open in a dry August and close back up after a wet week. The Colony takes about 39.9 inches of rain a year, and that swing from parched to soaked is the first thing we think about when water turns up where it should not be.

You get one crew and one plan. Extraction, structural drying and the repairs can run under one recovery plan, so nothing gets closed up over a wall that is still wet and you are not left coordinating three companies.

What the work involves

Water Damage Extraction, Drying and Repairs in The Colony

The work on a home in The Colony runs from water extraction through structural drying to restoration repairs, and how much of it your house needs depends on how far the water spread.

A supply line caught early on tile may need little more than extraction and a few days of drying. Water that has been "wicking" up the drywall and under the cabinets means cutting out the wet material, a longer dry and repairs before the room is back in use.

After extraction, dehumidifiers and air movers are set for structural drying, and the first moisture readings become the baseline we track the job against until the house reads dry.

The services we bring to the job are listed below.

  • Water extraction

Standing water comes out of carpet, pad and hard floors first, because drying cannot start while water is still pooled on the slab.

  • Structural drying

Air movers and dehumidifiers dry the framing, drywall and subfloor themselves, and the moisture readings, not the calendar, say when it is done.

  • Flood restoration

When storm water comes in from outside, the mud and the soaked materials come out and every affected surface is cleaned before the house is dried.

  • Sewage cleanup

A sewer backup is "Category 3" water, so the area is contained, the soaked porous materials are removed rather than dried in place, and surfaces are disinfected.

  • Restoration repairs

Drywall, trim, flooring and paint go back once the structure reads dry, returning the room to its "pre-loss condition", the way it was before.

How houses here dry

How The Colony Homes Shape the Drying Plan

The drying plan follows how the home is built, what flooring it has and where the water came from.

The median home in The Colony was built in 2000, so the rooms we dry here are usually drywall over a concrete slab, with carpet in the bedrooms and tile or vinyl plank through the kitchen and halls. Structural drying usually takes three to five days, and longer where the water reached hardwood, plaster or the slab itself.

The ground adds one more thing to check. The clay soil here swells and shrinks with moisture and strains the slab and the lines running through it, so a slab leak can run under the flooring for weeks before a warm spot on the floor or a high water bill gives it away. When that is the source, the drying has to reach the slab, not just the carpet on top of it.

The source sets the rest of the plan. Clean water from a supply line is extracted and dried in place, "gray water" from a washer needs cleaning as well, and sewage means the porous materials come out.

Questions from The Colony

The two things owners here ask before anything else, answered short.

How much does it usually cost to fix water damage?

There is no flat price, because what water damage restoration costs follows how much water there is, what it soaked and which category the water falls in. The affected area, the materials, and the equipment and repairs it takes to dry and rebuild set the scope, and sewage costs more than a clean-water leak because it needs containment, removal of porous materials, disinfection and drying.

The estimate is free, and we quote the whole job before we start.

Can water damage be restored?

Yes. The water is extracted, the structure is dried with air movers and dehumidifiers until the readings say it is dry, and the damaged materials are repaired back to the way they were before.

The exception is porous material soaked by sewage, "Category 3" water, which is removed and replaced rather than dried in place.
